Strong 2012 Leasing Activity on Long Island Industrial Portfolio

Long Island Industrial today announced that it has completed more than 150,000 square feet of leasing transactions throughout its portfolio in 2012. The 3.6‐million-square-foot portfolio includes 36 properties in both Nassau and Suffolk Counties.
“It’s very encouraging to see such an uptick in leasing activity at a number of our properties over the past few months,” said Bruce B. Federman, Director of Real Estate for Long Island Industrial. “The deals included a steady mix of new leases and renewal that highlight the diversity of our properties.“
One factor that might be fueling deals is that Long Island Industrial enacted an aggressive commission incentive program. REalta Group, the exclusive broker for Long Island Industrial, believes it has increased traffic to the portfolio and developed a new tenant base in response to market conditions.
“The commission incentive has helped brokers take notice of the Long Island Industrial properties,” said Jay Silver, Vice President of Leasing for REalta Group. “We do have a number of deals in the pipeline as well as a handful of promising prospects.”
Long Island Industrial’s property holdings include the 145,161-square-foot office space at 6851 Jericho Turnpike in Syosset, and 575 Underhill Boulevard, a 237,746-square-foot with office, medical and industrial space, also in Syosset. They also own facilities in Deer Park, Farmingdale, Hicksville, Huntington, and Yaphank, as well as eight buildings in Ronkonkoma's industrial center Equi‐Park.
In Nassau County, Long Island Industrial owns and manages over 13 properties totaling 1.5 million square feet on over 88 acres. The buildings, which range 50,000 to 238,000 square feet, offer various size suites and ceiling heights from 12 to 24 feet.
In Suffolk County, the company owns and manages over 23 properties totaling 2.1 million square feet on 141 acres. The buildings total 22,000 to 180,000 square feet and feature various size suites and ceiling heights ranging from 10 to 28 feet.
All of the sites are located near major commuting corridors and roadways.
